    Abstract This paper aims to empirically review the process of housing financialisation in London, exploring a time series causal relationship between house prices and financial instruments, using the Granger method and a VAR test. In order to carry out this analysis, we use a vector autoregressive model with a monthly data series that seeks to contribute to exploring this relationship. The results are relevant to the important role that the theory of housing financialisation plays in explaining the crisis of access to secure tenure that can be seen in developed nations. The results also provide an empirical background to pursue this theory more specifically in the context of the vectors that are effectively causal to the financialisation processes that impact everyday life through housing prices. The study is original, given that this type of modelling has not previously been carried out for a major world city such as London, and adds to the findings of similar explorations that have applied other methodologies.

    Abstract This article raises as a research question What the typological characteristics of people who buy housing for rent in Chileare. The main aimis to contribute to the characterization of this social group in order to recognize its potential motivations and inform the development of public policies that allow to identify the virtues and problems of these processes. At the same time, as a result, a cartography is developed that allows to visualize the location of these people in relation to the place in whichthe investments are made, presenting that the emerging theoretical framework of the “investification” is applicable for the Chilean case. Given the significant increase in housing accumulators by 20% between 2015 and 2020, it is proposed that housing policy should deepen its diagnosis in terms of rent by integrating in its design the local and dynamic complexities at the neighbourhoodlevel that are generated from“investification” and seek effective strategies to reduce the social impact of this phenomenon.

    Abstract This paper empirically examines the influence of financial factors on housing prices in Chile, given the relevance that arises from the important housing crisis that the country is going through and the scarce amount of literature on causal relationships between price and other variables for the case under study. The hypothesis is that different financial factors have a significant influence on the price of housing, while the price of housing acts as an attractor of financial investment due to its good profitability. To conduct the statistical test, a Granger causality test is applied to a weekly data series covering the years 2009–2018. The results indicate that the causality hypothesis is plausible. On the one hand, the role of international stock market influences housing prices in Chile. Also, the Chilean Central Bank has a significant causality relationship with the housing prices. The structure of the article is organised with a second section devoted to explaining the methods and data used for the test, followed by the results analysed and discussed in the third section and closing conclusions that allow for further research and policy implications of the findings. These findings are valuable to complexify the Chilean housing policy by incorporating financial variables.

    Abstract This article presents a methodology for evaluating the potential for an urban area to become a 15-min city based on its existing essential urban functions. To elaborate this methodology, the research focused on the Metropolitan Area of Santiago de Chile, by identifying 28 urban functions and applying principal component analysis to review how these georeferenced variables are grouped into synthetic components that illustrate the walkability of each block concerning access to these functions. Variables are mapped by GIS software to review where concentrations of essential urban functions occur and where there is a need to increase availability of these missing uses. One of the findings of this study in the Metropolitan Area of Santiago is that essential urban functions provided by the state present a relatively equitable distribution in the metropolis. In contrast, essential urban functions provided by the market are highly concentrated in specific clusters, segregating walkability areas in the metropolitan space. The methodology presented here is replicable for other cities, and the findings offer a critical perspective on land management and urban planning for this case study, where normative frameworks must change to implement the 15-min city.

    Abstract El Puerto de Antofagasta es una infraestructura urbana ha sido foco de diversos problemas socio-espaciales históricos en la ciudad, generando una constante fricción entre sus funciones productivas (asociadas al acopio de material tóxico para la salud humana) y la creciente vida urbana en la llamada capital mundial del cobre. A partir de un conjunto de antecedentes y experiencias que antes han intentado transformar la relación del puerto con la ciudad, el presente artículo explora cómo dichas ideas pueden ser reaplicadas al contexto actual. La investigación posee una virtud procedimental al introducir el método de la utopía concreta (Lefebvre, 1970) para para organizar y sistematizar propuestas de diseño urbano, junto a abrir el debate sobre el rol del puerto de Antofagasta y como resolver sus conflictos desde las disciplinas urbanísticas, necesitando para ello, de transformaciones institucionales que empoderen el accionar de nivel local.
